What do I need to know before renting a flat in Mumbai?

When it comes to apartment hunting, you should and will be asking a ton of questions about your potential home. Don’t be shy about asking a never-ending list of questions! In fact, it would be best if you kept a written document when you visit any flat.

Here’s a handy checklist of what you should know when you’re flat hunting. You’ll notice that this list is tailored specifically to accommodations in Mumbai, but I’m sure you can apply it to most other cities in India, and even outside of India, too.

General

How much is the deposit? Is it refundable?

How much is rent? On what day of the month is it due? Is it negotiable?

What other fees should I know about? (Brokerage? Agreement?)

What documents do I need to sign my lease agreement? (Passport photos? Work documents? ID photocopies?)

Restrictions

Am I allowed to have friends/visitors over? Girls and guys?

Is there a curfew? What time do the gates close?

Am I allowed to bring non-vegetarian food into the house? Are eggs okay?

Am I allowed to smoke? Is there a smoking area on the property?

Am I allowed to drink?

Is the flat pet friendly?

Amenities

Is wi-fi available?

Will there be domestic house help available? If so, what services are provided and how much will they charge for each service?

Is the water supply available 24/7? Is there an Aquaguard for safe drinking water?

Are the bathrooms attached to the bedroom? Do they have Western or Indian toilets? Is there a geyser in the bathrooms?

How do I go about using the appliances in the kitchen?

What furnishings are included with the apartment? (Mattresses? Sheets? Hangers? Nightstand? Etc.)

Are there laundry facilities available? Washer and dryer? Dry cleaning? Steamer/iron? How do I use them?

Location

Where is the nearest metro station? The next local station? Bus stop?

Is there parking available?

How far is it from my work office?

Is the mobile network connectivity strong?

Will the flat feel like a cave? Or is the place more airy?

How far is the place from the airport?

Is the neighbourhood safe?

Are there any parks in the area?

What general stores, hospitals, and banks are in the area?

Who are my roommates/flatmates?
